Lakefront living remains one of the strongest lifestyle segments in the region, especially on Lake Hartwell. Properties included in this report were single-family lake homes with covered docks already in place.

On the Georgia side of Lake Hartwell, 16 homes sold during the first quarter of 2026 with an average of 68 days on market and a median sales price of $910,000.

South Carolina lakefront homes saw 14 sales with an average of 90 days on market and a median sales price of $950,000. Buyers continue to prioritize turnkey lake living with private dock access and outdoor entertaining spaces.

According to the 2025 National Association of REALTORS Profile of Home Buyers and Sellers Report. The largest percentage of homes purchased in 2025 were located in suburbs and small towns. With 29% in rural areas.

American's MOVED in 2025. The median distance between the home that recent buyers purchased and the home they moved from was 30 miles.

In 2025, one out of every seven home buyers bought a house to support multi-generational living.
